Following the refusal of the Mayor of London to approve the previous plans for the brewery site in July 2021, Reselton Properties have been forced to go back to the drawing board and instruct their architects, Squires, to draw up new plans. These plans were shared with the community by the developers on two webinars, held on January 26th and January 27th, 2021

You will see that the plans now propose a scheme with 1,114 residential units as opposed to 1,250 in the previous plan. The secondary school and artificial pitch still take up nearly 5 acres of the site reducing the brewery sports field to a micro park on the edge of Lower Richmond Road.
The webinars were well attended by the community and many questions were asked particularly about the increase in traffic and the necessity for the secondary school.
These sessions are not part of the formal consultation, but the developers are interested in the views of the community which they ask for on their website.
Next steps
The developers will be submitting two formal planning applications to the London Borough of Richmond planning department this month. These are based on the plans shared with the community and very unlikely to change from January’s presentations. The first application, Application A sets out the masterplan for the scheme. The second application, Application B seeks consent to build the secondary school. Both applications and the additional information required must be validated by the Council before they are subject to a formal statutory public consultation.
We expect the applications to be validated over the next few weeks after which time the Council will undertake a 21-day public consultation with the community. We expect this to take place towards the end of March or early April, but this will depend on how quickly all the documents are validated. All residents and previous objectors should be sent a formal notice about the planning applications and invited to comment.
We would expect the two applications to be discussed by Richmond’s planning committee in June, once the local elections on May 5th have taken place.
Mortlake Brewery Community Group Public Meeting – Monday March 7th
The new plans presented at the webinars are a slight improvement to the very dense scheme presented to the Mayor of London last year. There is a decrease in the numbers of units from 1,250 to 1,114; green energy heats pumps will be installed to service the entire development and some of the residential blocks have been reduced in height. Unfortunately, the Council are still insisting on the secondary school, existing green space will be lost forever, and the transport mitigation measures continue to be inadequate. The developers have also not indicated what the percentage of affordable housing is likely to be in the new scheme which is disappointing.
